APARTMENT SEARCH PROCESS

7.1 APARTMENT SEARCH PROCESS IN CASE OF A REQUEST INSIDE CNG INVENTORY:

In case two or more staff/faculty members request the same apartment from the CNG Housing Inventory, a tiebreaker process will be followed:

  1. Seniority. The staff member with the highest seniority of years at CNG will have priority. Once a staff member makes a pick, that selection will be recorded.
     
  2. Same Seniority. In case two or more staff/faculty members have the same seniority at CNG, a raffle will be conducted by the HR Department, and the apartment will be assigned based on the “luck of the draw”.

 

7.2 APARTMENT SEARCH PROCESS IN CASE OF A REQUEST OUTSIDE CNG INVENTORY (MARKET)

Step 1: The staff member searches for an apartment based on desired specifications of location, size, cost, and “wish list.” Good sources for this process are: www.metrocuadrado.com or www.fincaraiz.com.co. HR will support the search process through the different brokers and real estate agencies that work with the School.

Step 2: Once a staff member has visited apartment option(s), send contact information for desired apartment(s) to Marcela Fernandez (dmfernandez@cng.edu) and Maria Mosquera (maria.mosquera@cng.edu). HR will set an appointment with the interested staff member to see the apartment.

Step 3: If it meets the required criteria of CNG Housing, CNG will proceed with documentation and contract process.

The real estate company will request an official study of the lease contract. This cost will be charged to the staff/faculty member.

When signing a rental contract with a real estate company, all requests and repairs are to be dealt with through HR Housing.

All lease contracts must be signed between CNG and the owner/real estate company. CNG reserves the right to make a determination on an apartment based on the approval of the following three parties:

  1. Legal counsel on lease contract conditions;
     
  2. CNG Housing analysis on apartment condition; and
     
  3. CNG apartment security criteria guidelines.
     

Please note that CNG establishes the initial contact with the real estate company and therefore negotiates the conditions for the lease contract with them. Once the HR Housing Department starts to negotiate with the owner/real estate company, the only authorized contact between both parties is the CNG Housing representative. Any additional negotiations made by the staff member and the landlord without the mediation of a CNG Housing representative will not be considered valid.

 

7.3 SWAPPING APARTMENTS BETWEEN CNG STAFF/FACULTY MEMBERS

In order to avoid misunderstandings and any sense of unfairness and inequality, all agreements between staff members exchanging apartments—for payment of utility bills, rental payments, furniture, and other apartment transition factors—must be agreed upon in a meeting held with the HR Department and the CNG staff members involved. This meeting will result in a written agreement signed or approved by email by all parties.

Important Note: CNG reserves the right to exclude real estate companies from consideration based on past experiences with their services.
